- What the inspection checks
- The covering and its seals across the roof, the distribution of damage, previous repairs, and the condition of underlying layers where they can be examined.
- What supports a local repair
- The affected areas are limited and the remaining covering, fastening and water-shedding connections are sound. Several visible marks do not, by themselves, settle the repair or replacement decision.
- What widens the work
- The covering has lost the ability to form reliable repairs across multiple areas, or underlayment and deck work extends through the roof. A replacement opens the assembly so those connected layers can be addressed together.
